A Certificate of Appropriateness is required for any work that an individual or business owner wants to do to his or her property within the local district. New construction also requires a Certificate of Appropriateness. Routine Maintenance does not require a Certificate of Appropriateness, but an application is requested to filled out for filing purposes. Filing fee for a Certificate of Appropriateness is $10.00.
Items that require a Certificate of Appropriateness are demolition, new construction, renovation that changes the appearance to the outside of the house, signs, major landscaping renovations, fences, additions to a house or business, etc.
Once an application has been approved, City Hall will notify the applicant that they are placed on that month’s agenda. The applicant is required to obtain a COA sign and post the sign 7 days prior to the regularly scheduled meeting. If the sign is not posted, the Commission does not have to review the applicant’s COA.
Routine Maintenance is any work that is done to replace items that are in need of repair. These items are painting of the exterior of the house or business, items that require replacement with the same type of material due to environmental conditions are (windows, roof’s, fences, doors, exterior siding, and conforming signs). An application is required to be filled out and information provided for filing purposes only and does not require coming before the Commission.
It is recommended by the Commission that an applicant proposing new construction or renovation to a property attend a Commission meeting prior to starting any design work on that property. By doing this the applicant will have a better understanding of what would be appropriate to build. This will also help in reducing the design fees prior to submitting the final application to the Commission for review. |
